Commercial roofs needa commercial crew.

Not every contractor has the skills, product knowledge and equipment to handle commercial repairs. Endurance does.

Protecting a business from northern Colorado's unpredictable weather takes a roofer who knows commercial and residential systems inside and out. Our commercial roofing project manager has over 30 years of experience with commercial roofing systems.

Most commercial buildings have flat roofs. Whether your building's roof is flat or sloped, Endurance has the expertise to repair or replace it.

Membranes, metaland coatings.

Endurance works with single-ply membrane, spray foam coating, fabric reinforced coating and metal roofing systems.

  • EPDM single-ply

EPDM (ethylene propylene diene monomer) is the most common material for commercial flat roofs: a synthetic rubber membrane laid over insulation board. It can be held down with stones or masonry pavers that promote evaporation, or fastened or glued to the insulation layer.

  • TPO single-ply

A thermoplastic polyolefin membrane with fabric reinforcement for extra strength and durability. It resists moisture, naturally reflects the UV rays that dry out and crack a roof, and helps conserve energy inside the building.

  • Metal roofing systems

Extremely long-lasting metal panels with a sleek, contemporary look that add value to your property. Metal roofing is four times more popular than it was a decade ago.

  • Spray foam (SPF)

Spray polyurethane foam conforms to any shape and permanently adheres to the roof, forming a seamless barrier between the outside and the inside of your building. It can be a suitable alternative to a full roof replacement.

  • Silicone coating

The most widely used commercial roof coating, mainly because it resists ponding water, with strong UV stability and high reflectivity that helps lower energy bills. It works over metal, modified bitumen, built-up roofing, EPDM, TPO, PVC and concrete.

  • Acrylic coating

A cost-effective, long-lasting coating that resists UV rays, is environmentally friendly, cleans easily and is gentler on application equipment. It is best on sloped steel roofs, though it also works over modified bitumen, built-up roofing, EPDM, TPO, PVC and concrete.

  • Roof maintenance

Weathered TPO, EPDM and other membranes can crack, leak and pick up dirt, which cuts their energy savings. Endurance can address those problems and add life to your commercial roof.

Flat roofs holdstanding water.

Sloped roofs use overlapping shingles so water slides off. A flat roof is one continuous surface, so it can hold standing water until that water runs off or evaporates.

On flat and low-slope roofs, that pooling adds weight stress, promotes fungal growth and speeds wear. That is why commercial roofing systems use special materials built to fight moisture intrusion.

What spray foamdoes for you.

An SPF-treated roof reflects the sun's damaging infrared and ultraviolet rays through a process called thermal remittance, which reduces heat on top of the roof and inside your building.

By keeping your roof from absorbing excess heat, SPF can lower your energy bills. It also helps the environment by reducing the urban heat island effect.

  • According to the EPA, treated roofs reduce energy use by transferring less heat to the building.
  • Less demand for cooling to keep inside temperatures comfortable means lower air pollution and greenhouse gas emissions.
  • Better human health, with fewer heat-related illnesses and deaths.
  • SPF can be applied at varying thicknesses to build contours that improve drainage, so water stops pooling in vulnerable spots.
  • It seals the seams around roof penetrations such as skylights, rooftop HVAC equipment and vents, which reduces leaks.
  • It eliminates the need for counter flashing.

A clean roofsaves energy.

Annual cleaning helps keep a commercial roof leak-free and enhances its energy savings. A clean, well-maintained surface resists dirt and discoloration, so the roof material keeps its full reflectivity.

All FAQs

What are the common types of commercial roofing materials?

Common types include built-up roofing (BUR), made of multiple layers of bitumen and reinforcing fabric; single-ply membranes, which are PVC, TPO or EPDM sheets; metal roofing in aluminum, steel or copper panels; and modified bitumen, asphalt-based sheets with added modifiers for durability. TPO is a reflective, energy-efficient roofing material.

What factors affect the cost of commercial roof replacement?

Cost depends on the size and complexity of the roof, the type and quality of materials, labor costs and availability, your location and climate, extras like insulation or drainage systems, permit requirements, and the experience and reputation of the contractor.

How often should a commercial roof be inspected?

Regularly, to protect the roof and prevent costly damage. Typically that means at least twice a year, ideally in spring and fall. Climate, roof type and past problems can call for more frequent inspections, such as quarterly or after severe weather.

Can a commercial roof be repaired instead of replaced?

Often, yes. It depends on how extensive the damage is, how old the roof is and your budget. Start with a thorough assessment, consider patching, sealing or re-coating the damaged areas, compare repair costs to replacement costs, and weigh how much life the roof will have left after the repair. A roofing professional can help you choose the best option.

What is the best way to maintain a commercial roof?

Schedule regular professional inspections, keep gutters and drains clear so water does not build up, address leaks and damage promptly, trim nearby trees to prevent debris buildup, apply protective coatings as needed, and watch regularly for signs of wear and tear.
